WATERFRONT RENOVATED LAKE CABIN WITH SWEEPING VIEWS ON GOOSE POND Seeking a lake home under $500k in the Berkshires, much less on one of the very best lakes? This is a rare opportunity possible only as the owners are relocating to Europe. Relax on either the deck right at the water or the deck off the open plan living - dining and kitchen overlooking the deep blue waters and the mountains beyond that the Appalachian Trail crosses over. The beautifully renovated kitchen features black granite counters, maple cabinets and a sink with a rich copper patina. The dining area is a step down, along with a second sitting area and offers large picture windows with spectacular views. The living room area, also with broad views, features a classic fieldstone wood-burning fireplace. Halfway up to the second story is a large full bath with shower. At the top of the stairs a yacht-style room (or box room in the UK) is just large enough for a bed so we call a 'half bedroom'. On either side are bedrooms with bead-board walls, and all offer the best lake views anybody could hope to wake up seeing. The chef's kitchen and a walk-in closet upstairs provide ample storage. The extensive land with 1.3 acres, incredibly rare for a waterfront home, has a drilled well, your own driveway, and an ideal spot for a writer's or artist's studio. The septic system is brand new as of August 2018. While currently this is a 3-season home, after extensive research the current owners were planning on adding more insulation to the first floor and changing the hot water heater, along with changing the well line to insulated piping with electric heat trace. Goose Pond is definitively one of the Berkshires' finest lakes with excellent fishing and swimming. The crystal clear cold water mountain lake consists of both Upper and Lower Goose Pond and is a total of 329 acres. This cottage overlooks, and is on 225 acre Lower Goose. The deepest part of the lake is 48 feet, the average depth is 18 feet, and the water is crystal clear and you can see down 17 feet. Originally this was a mill Pond called Lake Ma, and supplied water for now defunct paper mills downstream. The dam is 287 feet long and 27 feet high and is now under the control of the Goose Pond Maintenance District set up by the Massachusetts Legislature in 1994. The water is drawn down each winter. Motor boats are permitted, though on any summer day the number of kayaks and canoes typically will far outweigh the number of larger boats, as they make their way to Upper Goose Pond is a pristine lake separated by a nearly hidden narrow channel from Lower Goose and is in a totally natural state and completely surrounded by the permanently protected Appalachian Trail Corridor. The Trustees of Reservations owns the 112-acre Goose Pond Reservation and protects a ¼ mile stretch of shoreline. Upper Goose Pond has a speed restriction of 5 mph so any motor boats up there are just there to fish. Fishing is excellent, particularly prized for trout (mainly brown and rainbow), but also for large- and small-mouthed bass, broodstock salmon, chain pickerel, red breasted sunfish, brown bullhead, tessellated darter, white sucker and rainbow smelt. Where is 13 Chanterwood Road and Goose Pond? You could not ask for a better location with easy access to all the Berkshires has to offer! Just a few minutes away is Exit 2 on the Mass Pike, a great grocery store and the downtown of Lee, Massachusetts with nice restaurants, great beer, its own lumber yard and practical shopping. Tanglewood and Lenox are just a few more minutes away, as is Stockbridge and Great Barrington. Take the back road over the mountain and you are in the heart of Tyringham Valley with two more Trustees properties to hike: Ashintully and Tyringham Cobble. Nearby is the classic New England village of Monterey with the Bidwell House Museum, and a nearly renovated new library and Monterey General, one of the country's oldest general stores, is undergoing renovation and will reopen as a store and cafe as soon as the work is done. One thing is clear - there are no public beaches on Goose Pond, and shoreline fishing is very restricted as nearly all of the shoreline of Lower Goose And is privately owned. Even parking is quite limited at the public boat ramp. That makes this opportunity to have your own affordable piece of shoreline at this amazing lake in the very heart of the Berkshires with a lovely renovated cottage one you should seize.
