Upstairs: 2 bedroom, open kitchen/living. 1 bath, washer, dryer, refrigerator and stove included. Wood stove also included. Back deck and fenced in back yard. Lease agreements are as follows. Downstairs - is on a month to month agreement. Upstairs-lease goes through 11/2020 Utilities: there are two electric meters. utilities are included in the rents, Because of cross metering, the downstairs meter runs the furnace and certain lights for each apartment. It seems because it was once a single family home the electric it is not evenly split . There are two separate hot water heaters and they run on electric. Heat is oil steam. We believe the windows and the new side of the roof to be about 10 years old. We think the boiler is from 2006. The deed to the driveway is shared with the neighbor behind us. We split the town tax each year. She doesn't use the driveway but owns the land behind us. The installation of the wood stove was done to code and installed while we were living there. We have records of being cleaned each year. The basement is unfinished and has a dirt floor but has never had standing water. The basement has never had any moisture issues until Last year when there was a burst pipe in the basement. We had the pipes repaired and had professional mold remediation performed to address any long term issues. At their suggestion we have planed on digging a Roman drain to divert any water from entering the basement as an added precision and this should be completed soon. It has never had any moisture problems until the burst pipe situation. The Roman drain and gravel in the basement will certainly keep it that way. The furnace is maintained each year. It is in good condition there is no rust in the water. There is no radon system. It is town water and sewer Other side of the roof is 15 years we think. Ages of appliances: Downstairs: refrigerator-5 years Stove- uncertain as it was there when we bought the house. It is older and has no reported issues. Same with washer and dryer- they are older but have never had any issues. Upstairs- Refrigerator is different then the one pictured, that is the current tenants. There is another one in the attic, it is 3 years old in very good condition. Washer and dryer were just replaced last year with a 3 year old used set. The front porch and back deck are both in good structural condition. Tenants- Downstairs- has been living there for 5 years. Is on a Month to month agreement so would need a new lease which would be negotiated by new owners. She has two small dogs. They have a fenced in yard they spend most of the time. Living there is two people a mother and her son. Upstairs- is on a lease expiring nov 2020. There is a cat upstairs. Living upstairs is two people a mother and her daughter.
